A valuation is carried out on behalf of your mortgage lender to determine the value of your property. It is not a survey but a limited inspection to identify problems that affect the security of the mortgage. A property could have defects, which do not concern the mortgage lender but could concern you.

You should have a survey on the property you intend to buy so that you are fully informed as to the condition of the property and what maintenance is required.

Depending on the costs and seriousness of the defects, you may care to renegotiate the purchase price or decide not to purchase the property at all.
