Shearer Property Regen Ltd Group is leading a major regeneration initiative in Coventry’s historic core, transforming Bull Yard, Shelton Square, City Arcade and Hertford Street into a vibrant mixed-use destination for the West Midlands.
The scheme brings forward 991 new homes, ranging from studio to three-bed properties across a mix of affordable, private sale, and build-to-rent tenures. Notably, 200 homes will be affordable, with the majority offered as social rent.
The masterplan also includes 8,000sqm of new commercial space and 17,000sqm of public open space, creating a new focal point for living, leisure and retail activity.
Barker was appointed to support the development of the design intent, ensuring the scheme was deliverable, cost-efficient and robust in the context of a complex city centre environment.
The client required a design approach that would unlock significant savings while overcoming the practical constraints of building around existing basements and an operational market. The objective was to refine the structural design to ensure safety, efficiency and long-term suitability for this large-scale, mixed-use development.
