Planning approval for Phase B at Beam Park marks a significant milestone in the continued delivery of one of London’s largest and most ambitious regeneration schemes.

The approved phase, comprising 405 new homes within a wider masterplan of approximately 4,000 units, reinforces strong momentum across the development and reflects the strength of collaboration between Vistry, L&Q, PRP and the wider delivery team.

Building On The Project’s Success To Date

For Barker, this milestone represents a key stage in a long-term engineering engagement at Beam Park, where the focus has been on delivering coordinated, commercially robust solutions that support both planning approval and future construction.

Through early-stage involvement, the civil and structural design has been developed to ensure buildability, cost efficiency and programme alignment, providing a clear pathway into delivery. This has been particularly critical within a complex, multi-block residential arrangement, where structural coordination has been carefully integrated with the architectural vision to minimise risk and optimise construction outcomes.

This latest approval builds on the strong track record already established across Beam Park, where Barker has supported delivery across multiple phases. This includes the progression of earlier phases contributing to an established residential community, alongside the successful delivery of complex reinforced concrete frame structures at Phase C, which reached topping out milestone last year.

As Gareth Webber, Partner, says:

“Collectively, these achievements demonstrate the value of a consistent, integrated engineering approach across a large-scale, phased regeneration programme.”

Utilising Barker’s SUDs Expertise

A central element of the design approach has been the integration of sustainable drainage systems (SuDS) within the wider fluvial context of the site. By embedding SuDS infrastructure into the broader water management strategy, the scheme achieves a resilient and adaptable solution that meets planning and environmental requirements while also supporting long-term operational performance.

Drainage and landscape strategies are working in tandem to maximise amenity and contribute to the creation of a high-quality, community-focused environment.

Working Together For Exceptional Outcomes

Beam Park continues to highlight the importance of early and coordinated engineering input in unlocking complex sites and maintaining delivery momentum. The approval of Phase B not only enables the next stage of construction but also reinforces the role of engineering in balancing technical performance, commercial viability and placemaking objectives.

As the project progresses, Barker remains committed to supporting the ongoing delivery of Beam Park through structured design coordination, technical assurance and a continued focus on long-term value creation.
