Multi‑Phase Housing Development in Surrey

Cranleigh, a highly desirable area in Surrey, has been the focus of a major residential expansion since 2017. We were appointed to support the first phase of this greenfield development, delivering 149 new homes on the edge of the village.

The project required a sensitive approach, balancing the expectations of local stakeholders with the ambition to create a high-quality, commercially successful scheme.

The success of this initial phase led to our continued involvement in a second adjoining phase comprising a further 125 dwellings.

Meeting Planning Policy and Viability

The client required a design solution that met stringent planning conditions and aligned with local policy, while still maximising sales value and ensuring economic viability.

We were selected for our ability to combine technical expertise with a pragmatic, collaborative approach.

Our role was to guide the engineering design, coordinate with the wider team, and help the client navigate the complexities of a sensitive planning environment.

Coordinating Design Across Two Phases

The project demanded a careful balance between value engineering and aesthetic quality. With uncompromising planning requirements, every design decision needed to be efficient, coordinated and defensible.

Close communication across disciplines was essential to maintain momentum and avoid costly redesigns.

The second phase introduced additional technical considerations, including extending highways and foul drainage networks and integrating a new rural pedestrian and cycle link, all while keeping SuDS systems largely independent between phases.

A Multi‑Phase Development Delivered

Both phases were delivered with a coherent, high-quality design that met planning expectations and supported strong market performance.

The client benefited from a streamlined process, clear technical guidance and a development that enhanced the character of the Cranleigh area.

The project team recognised our role in maintaining coordination and ensuring the engineering solutions remained robust, efficient and commercially aligned.
