Overview

Global Consolidated Contractors International Ltd (GCCI) appointed Barker to support the redevelopment of Stald Farm, a rural residence on the edge of Little Walden in North Essex.

The 1.5 hectare site was earmarked for a cluster of high quality new homes alongside the refurbishment of the existing farmhouse. Working closely with GCCI, Barker provided full multi disciplinary consultancy to deliver a layout that balanced commercial value, planning sensitivity and the principles of arcadian design required by Uttlesford District Council.

The Brief

GCCI needed a design that would unlock the site’s potential while complying with strict planning expectations for low density, landscape led development. With a maximum of eight homes per hectare, every plot had to work hard both aesthetically and financially. Barker was selected for our proven ability to combine planning insight with architectural creativity and in house engineering expertise – an approach our education clients value when maximising opportunities on constrained school sites.

The Challenge

The site’s steep gradient and proximity to the public highway created risks around surface water runoff, accessibility and overlooking. To resolve this, Barker’s architectural and civil engineering teams worked collaboratively to model levels, manage SuDS requirements and design roads and plot layouts that felt organic and rural. Contextual studies ensured new homes reflected the local vernacular, taking cues from the historic character of Little Walden while maintaining design cohesion across the development.

The Outcome

A final scheme of 12 high end detached homes was submitted in July 2024. The proposal received positive early feedback, with all initial concerns successfully addressed. For GCCI, the scheme represents a well balanced, commercially robust development that remains sensitive to its rural context—an approach that mirrors Barker’s commitment to intelligent, value driven design for all clients, including schools and trusts navigating complex estate challenges.
