We were appointed to provide civil engineering support on a major residential development comprising almost 1000 dwellings, a care home, and local facilities.
Extending across eight planning phases, later compressed into six construction phases, our involvement spanned from pre-acquisition due diligence in 2016 through to the start on-site of the final phase in 2024.
The client required a civil engineering partner capable of supporting a long-term, phased development, responding to evolving commercial drivers while maintaining technical rigour and deliverability.
We were selected for our early-stage due diligence expertise, practical understanding of phased residential construction, and ability to work collaboratively with the wider design and delivery team over an extended programme.
Each phase brought its own constraints. Surface water strategy varied across the site, requiring multiple infiltration techniques to discharge to the ground.
Existing infrastructure, including diverted high voltage cables, a National Grid pylon and overhead lines, demanded careful coordination and design development. As the scheme progressed, cut and fill became increasingly critical, with levels reviewed on a rolling, phase-by-phase basis to promote sustainable construction and reduce material movement.
In parallel, the housing mix evolved over the eight-year programme, shifting from private and affordable homes and apartments to predominantly shared ownership and rental accommodation, requiring adaptable, future-proof infrastructure solutions.
Our long-term involvement provided continuity, technical certainty and flexibility as the scheme evolved.
The phased, pragmatic approach to levels, drainage and infrastructure enabled construction to progress efficiently while responding to changing market conditions.
