The Wellcome Genome Campus is a hub for genome and biodata research, hosting some of the world’s leading institutes in genomics and computational biology. Essential to its operations is top-notch estate management, which involves established frameworks to maintain and enhance its buildings and facilities. This ensures they support current provisions and create opportunities for new activities and research initiatives.
In 2022, the client issued a tender for a Lifecycle Multi-Disciplinary Design Framework. After a successful tender process, Barker was selected as the sole supplier to manage this framework. The client sought a responsive and innovative partner to oversee lifecycle upgrade programs of various sizes and scopes.
The three-year framework contract includes maintaining and upgrading existing mechanical and electrical systems, plant renewals and decarbonisation projects such as air source heat pumps and LED lighting.
The nature of activities on the Campus presented several challenges. Ensuring health and safety and being sensitive to ongoing operations were paramount. The complex research environment necessitated meticulous pre-planning and scheduling to minimise disruption while delivering projects.
Maintaining open and regular communication with the client and stakeholders was crucial. Stakeholders were actively engaged through weekly project meetings and periodic board meetings.
Since the framework’s launch, Barker’s team has collaborated with the client to successfully deliver:

•AHU renewals
•LED Lighting Schemes
•Building Fabric Upgrades
These initiatives support the client’s goals to maintain a safe, sustainable, practical and inspiring Campus.
For the past three years, since I began my role as Lifecycle and Project Delivery Manager on campus, Barker Associates have been an invaluable partner in delivering our ambitious £11 million Lifecycle Programme. What began as a purely professional engagement has blossomed into a robust and highly collaborative relationship. Barker has expertly structured all of our Lifecycle Projects using a RAG (Red, Amber, Green) rating system, providing clear visibility and a reliable forecast for both monthly and annual project delivery. Their commitment extends to weekly project tracking to maintain momentum and proactively address any emerging issues. Furthermore, their innovative project flow chart, complete with clearly defined gateways, ensures accountability and transparency throughout the pre-construction phase.
